Protest/Rent Strike
1. Set Aside the Rent Money
Save the Money: The tenant should continue setting aside the rent money in a separate account. This demonstrates good faith and ensures they have the funds available if the strike ends and the rent needs to be paid.
Have your Housing case manger hoild the funds for you and have them give yoiur recipt for it
Escrow Account: If possible, deposit the money into an escrow account managed by a third party (such as a tenants' association or legal representative). This can strengthen the tenant's legal position and shows that they are willing to pay once their demands are met. (we will informa you how to go about depositing money into the escrow account.
2. Keep Detailed Records
Document Everything: Keep detailed records of all communications related to the rent strike, including notices from the landlord and correspondence with the tenants' association. Also, keep copies of any deposits made into a separate or escrow account.
Proof of Funds: Ensure there is clear documentation showing that the rent money is available and ready to be paid once the strike concludes or an agreement is reached.
3. Be Prepared for Negotiations
Hold the Funds for Future Payment: The tenant may need to use the funds to settle back rent if the strike ends without the demands being met or if the landlord agrees to a partial payment arrangement.
Negotiate: In the event of negotiations with the landlord, the tenant might use the saved rent money as leverage to achieve their demands, such as repairs or rent reductions.
4. Communicate with the Organizing Group
Coordinate with Other Tenants: Stay in touch with the rent strike organizers or the tenants' association to ensure all participants are on the same page regarding how the rent money is being handled.
